What is a third bedroom really for?

A third bedroom usually does one of four jobs, and each one needs something different from the room. Name the job before you visit, or every sample flat will seem right.

• Parents who live with you. The room needs an attached toilet, enough space beside the bed to move safely, and a route from the lift with no steps. A small room fails this job however low the price is.
• A child growing up. A desk and a wardrobe matter more than a bathroom. Check that both fit once the bed is in.
• A home office. A small room works, but look for a window that gets usable light and a door that closes on the rest of the home.
• Guests who visit a few times a year. This is the weakest reason to pay for a room. A 2 BHK with a study may do the same job for less.

Is a 3 BHK worth it over a 2 BHK with a study?

It is worth it when the extra room has a daily use. If it would mostly sit empty, the price gap is better spent elsewhere or kept as a buffer.

The clearest comparison on this site is inside one project. Eldeco Skywalk publishes a 2 BHK + study from ₹83.86 Lakh and a 3 BHK from ₹98.35 Lakh, a gap of ₹14.49 Lakh at the starting figures. Ask for the carpet area of both units and work out what that gap buys you in usable square feet. The third bedroom is only part of the answer. A toilet, a balcony or a larger living room may come with it.

How do you compare 3 BHK flats across projects?

Compare them on carpet area, room by room, and on the total cost. “3 BHK” is a label and says nothing about size.

1. Get the carpet area of the exact unit from the agreement or the RERA filing. Our note on carpet and super built-up area explains why this is the figure to use.
2. Ask for the size of each bedroom, not just the total. One large room can hide two small ones.
3. Count the toilets. Eldeco Latitude 27 lists its unit as 3 BHK + 3T. Where a listing does not state the number, ask.
4. Add the costs a starting price leaves out, using the buying cost calculator.
5. Check the completion date filed with UP RERA. It differs by project, and it matters if you will be paying rent while you wait.

What does the price gap between these projects tell you?

It tells you the projects differ in more than bedroom count, so a straight price comparison will mislead you. At the published figures, Eldeco Hanging Gardens starts ₹54 Lakh above Eldeco Latitude 27. They are in different parts of the city, and Hanging Gardens is sold as a 3 BHK with a sky garden. Decide first which location works for your daily travel, then compare the unit.
