LDA first-come-first-serve (FCFS) apartments in Lucknow

Last updated 2 November 2026

LDA’s First Come First Serve scheme is an online allotment scheme for apartments the Lucknow Development Authority has built but not yet sold. You see available units on the FCFS portal, pick one and hold it with a registration payment, with no lottery draw. Stock and prices change, so confirm them on the official portal before you plan around them.

Details below were checked on 2 November 2026. Where a fact comes from press reports and not from LDA, we say so. Prices, offers and stock change, and the LDA’s own site is the final word.

What is LDA’s FCFS scheme?

It is LDA’s online route for selling unsold apartments directly to whoever applies first. LDA describes it as an online allotment scheme in which applicants view units available in real time, register, and secure the unit they want with a registration payment.

The LDA apartment section gives the background. As of February 2025, LDA reported 58 apartment projects with 19,237 units in total, of which 2,070 were unsold and being offered through FCFS. These are LDA’s own figures, and the current count will be different.

Which LDA apartments are on FCFS now?

The live list is on the LDA FCFS portal, and only that list is reliable. Units go as people book them, so any list on a website, including this one, can be out of date within days.

What we can report, with dates:

  • The LDA home page carried a banner for FCFS at Shravan Apartment when we checked on 2 November 2026, with no details alongside it.
  • Amar Ujala reported in September 2026 that a time-limited FCFS discount covered selected flats at Shravan Apartment and Sunrise Apartment on the Kanpur Road scheme, Smriti Apartment on Kursi Road, and Purva Apartment on Kanpur Road.
  • Press reports in 2026 listed flats in Gomti Nagar, Aliganj, Jankipuram, Kanpur Road, the Priyadarshini scheme, Devpur Para and Sharda Nagar.

How much do LDA FCFS flats cost?

LDA fixes a price for each unit, and the portal shows the current figure. A March 2026 press report described 1, 2 and 3 BHK flats of about 500 to 1,900 sq ft, at roughly ₹22 Lakh to ₹1.08 Cr. Treat that as a dated indication, and read the actual price of the unit you want.

LDA has run limited-period discounts on FCFS flats. Reports described ₹1 Lakh off flats of ₹20 Lakh to ₹50 Lakh, ₹1.5 Lakh off flats of ₹50 Lakh to ₹75 Lakh, and ₹2 Lakh off flats above that, in windows during 2025 and 2026, the latest reported one ending in September 2026. We could not confirm that any discount is open today, so ask LDA.

How does payment and possession work?

You pay a registration amount first, then the balance under the terms of your allotment. Press reports describe these terms, which you should confirm in your allotment papers.

What should you check before booking an LDA flat?

Check the unit as carefully as a private resale, even though the seller is a public authority. Unsold flats may have been standing for some time, so what you get depends on the building’s condition today.

  • Visit the building and the actual flat, if LDA permits, and look for seepage and wear.
  • Ask how maintenance is run and what is charged, and how lifts, water and parking work in practice.
  • Find out how many registries in that building are complete and when yours could be done.
  • Compare carpet area, not just the unit label. See how area is measured.
  • Add stamp duty and registration with the buying cost calculator, and tick or untick GST based on what your LDA cost statement shows.
  • Check the project on up-rera.in where a registration applies, and ask if none is shown.

How does FCFS compare with a private project?

An LDA flat suits a buyer who wants a completed home and a known seller, and can accept what is left on the shelf. A private project offers newer buildings and more choice, usually with a wait and a higher price.

If you are still weighing the two, see our current private projects and the flats under ₹1 Crore. To compare LDA’s own routes, read FCFS or lottery.

How can Lalit help with an LDA application?

Lalit is empanelled with LDA for its plots and first-come-first-serve apartment scheme and can help you shortlist units and prepare your application. The application itself goes to LDA, and LDA processes it. All payments go to LDA through its own channels, never in cash to any person.
