What does each line in the calculator mean?
Each line is a separate charge, paid to a different party. Here is what each one covers and how it is worked out.
Agreement price
This is the price in your agreement for the exact unit. Enter the figure from the cost sheet, not the starting price on a brochure. A starting price rarely includes a preferred floor or facing.
GST
GST applies to under-construction property. It is generally 5% for homes and 1% for homes that qualify as affordable housing, without input tax credit. Untick the box for a completed unit sold after its completion or occupancy certificate has been issued, and GST drops to nil. For a commercial unit, the rate is different, so ask the developer. Our guide to GST on a property purchase has more detail.
Stamp duty
Stamp duty is a state tax on the sale deed, paid at registry. The usual rate reported for a male buyer in Uttar Pradesh is 7%. The state cabinet approved a 1% concession in July 2025 for property up to ₹1 Crore bought in a woman’s name. Published guides therefore show 6% for a woman buyer, though some give other figures, and they also differ on joint buyers. Set the box to the rate the sub-registrar confirms for you.
Registration
The registration fee is paid to record the sale deed. Published guides give it as 1% of the property value for all buyers.
Parking, club, deposits and other charges
This box is for anything else on the developer’s cost sheet, in rupees. Include location charges, parking, club membership, power backup and the maintenance deposit. The total is only as good as this figure, so get the cost sheet in writing first. Ask whether GST applies to these items as well.
Why might your stamp duty differ from the calculator?
The calculator uses your agreement price, but stamp duty is generally charged on the higher of the agreement value and the circle rate value. If the government’s value for the property is above your price, you will pay on that higher figure. Check the circle rate list for your location. There are more details in our guide to stamp duty and registration in Lucknow.
What is a worked example of the total cost?
On a ₹1 Cr under-construction flat, these three charges add ₹13 Lakh, taking the estimate to ₹1.13 Cr. This is an example price, not a listed unit.
| Line | Working | Amount |
|---|---|---|
| Agreement price | Example figure | ₹1 Cr |
| GST | 5% of the price | ₹5 Lakh |
| Stamp duty | 7% of the price | ₹7 Lakh |
| Registration | 1% of the price | ₹1 Lakh |
| Estimated total | Before other charges | ₹1.13 Cr |
If the same unit were a completed flat with its certificate issued, GST would fall away and the total would be ₹1.08 Cr. That is why the ready or under-construction choice needs a proper sum.
What does the calculator leave out?
It leaves out loan costs, and any amount you have not typed in. See the total cost of buying a flat for the full list.
- Home loan processing fees, and interest paid during construction.
- Legal fees, society transfer fees and the cost of fit-out.
- TDS. On a purchase of ₹50 Lakh or more, the buyer generally deducts 1% from the payment and deposits it. It comes out of what you pay the seller, so it is not an extra cost, but it is your job to do it. Confirm the current rule with your CA.
Once you have a figure, Lalit can go through a developer’s cost sheet with you line by line. See how that works or browse the current projects.
