Which 4 BHK flats in Lucknow are listed now?

Three projects are listed, and they differ in what comes with the fourth bedroom. Only one, Rishita Serenity Phase 3, is listed with a store and servant quarter.

Why are 4 BHK prices usually on request?

On this site, they are on request because the developers have not published a 4 BHK starting figure on the material used here. We do not estimate one. Eldeco Latitude 27 publishes its 3 BHK from ₹1.11 Cr, but that figure should not be scaled up to guess a 4 BHK price, because the larger unit is a different product.

What does a family actually use four bedrooms for?

Most 4 BHK buyers are housing more than one adult generation under one roof, or keeping a room for regular use by family who live elsewhere. The size of the household matters less than how its members use the home.

• Two generations of adults. Look for two bedrooms that each have an attached toilet and sit apart from each other, so both couples have some privacy.
• Live-in help. A servant quarter needs its own toilet and ideally its own entry. A listing that says “servant quarter” should still be read on the floor plan. Check whether it counts in the carpet area you are paying for.
• Storage. A store room can save a bedroom from becoming a storeroom. Ask for its size and whether it has ventilation.
• A family member who visits often. A room used every few weeks is a real use. A room used twice a year may be cheaper as a hotel booking.

What costs rise with a larger flat?

Most running costs rise with area, so a 4 BHK costs more to hold every year as well as more to buy. Add these before you settle on a budget.

• Maintenance. It is usually charged per square foot. Ask on which area it is charged, and for how many months the developer collects it in advance.
• Transaction costs. GST, stamp duty and registration are all percentages, so they grow with the price. The total cost of buying a flat breaks these down.
• Parking. A larger household often needs two cars. Ask how many covered spaces come with the unit and what a second one costs.
• Fit-out. More rooms mean more wardrobes, air conditioning and electrical work.

Is a 4 BHK easy to sell or rent later?

The buyer pool for a large flat is usually smaller than for a 2 or 3 BHK, so plan on a slower sale. Buy a 4 BHK because your family will use it, and do not rely on resale to get your money out in a hurry. If flexibility matters, compare a 3 BHK in the same project, or look at a villa option if land and privacy matter more than a building.
