How buying property through Lalit works

Buying through Lalit takes six steps: first message, shortlist, site visit, numbers, booking and possession. You see the carpet area, full cost and RERA status at the numbers step, and no money moves before it.

1. First message

Send your budget, preferred configuration and area on WhatsApp or by phone. Say whether you are buying to live in, to invest, or both, and when you would like to move. A rough answer is fine; the first conversation is often where the brief gets sharper. There is no form to complete and no commitment in it.

2. Shortlist

You get a short list drawn from current, RERA-registered inventory that fits the brief, usually across more than one developer, because that is the point of working with a channel partner rather than a single developer’s sales team. If nothing suitable is available, you will hear that too.

3. Site visit

Shortlisted units are seen in person, ideally several in one trip. Buyers outside Lucknow and NRIs can start with a video walkthrough and photos, and plan travel once the list is down to a few. Look past the sample flat: check the actual tower, its orientation, the road outside at the time you would commute, and what is built around the site today.

4. Numbers

This is the step the site is named for. Before any commitment you go through the carpet area of the exact unit, the developer’s written cost sheet, the payment plan, the taxes and the project’s UP RERA status, including the completion date filed with the regulator. You can check every RERA number yourself on up-rera.in.

5. Booking

Booking is made directly with the developer, at the developer’s listed price, and payments go to the project’s collection account named on the developer’s own documents, never to an individual. Under the RERA Act a developer cannot take more than 10% of the cost before a written agreement for sale.

6. Possession

Support continues after the booking: construction milestones, loan coordination where needed, and the final steps of possession and registry. Questions at that stage are usually the ones that matter most, and it helps to have one person who already knows the file.

What if you are buying from a developer we don’t represent?

The checks don’t change. The project evaluation guide lists them in order, and they apply to any project in Uttar Pradesh.

Frequently asked questions

Do I have to pay Lalit anything for a new project?

No. On a new unit the developer pays the channel partner's commission, and your price is the developer's own price. On a resale there is no developer paying, so any fee is agreed in writing beforehand.

Can this all happen before I visit Lucknow?

Most of it can. The shortlist, video walkthroughs, document checks and cost breakdown are handled over WhatsApp and video call. A visit is still recommended before you commit, and is planned once the shortlist is final.
