Lucknow property price guide: published starting prices
Last updated 2 November 2026
Published starting prices of the projects listed here run from ₹83.86 Lakh to ₹2.69 Cr. This guide covers only the published starting prices of projects listed on this site. It is not a market index, and it does not tell you what property costs across Lucknow as a whole.
What does this price guide cover?
It covers the developers’ published starting prices for the projects Lalit lists, each with a UP RERA number. Its tables are built directly from the site’s listings, so they change when the listings change.
- It does not include the rest of the city’s projects, or resale deals.
- It does not show what any buyer actually paid.
- It does not give a price per square foot, a trend or a forecast.
- A starting price is the developer’s lowest figure for that configuration, before GST, stamp duty, registration and other charges.
What are the published starting prices by project?
Every listed configuration is below, with the lowest price first. 3 of them have no published price, so they are shown as on request.

Prices come from the developers’ flyers and can change without notice. Confirm the current figure on the price list before you plan around it, and check the registration number on up-rera.in.
What is the lowest and highest published price by BHK?
The table below gives the range of published starting prices for each size. Treat it as a range among a few projects, not as a typical price.
| Size | Listed projects | With a published price | Lowest published start | Highest published start |
|---|---|---|---|---|
| 2 BHK | 2 | 2 | ₹83.86 Lakh | ₹98 Lakh |
| 3 BHK | 4 | 4 | ₹98.35 Lakh | ₹2.69 Cr |
| 4 BHK | 3 | 0 | None published | None published |
Where a size has few published prices, the lowest and highest may be the same project or nearly so. That reflects how few prices are published, and it does not mean the range is narrow across the city. Villas are shown in the project table but left out here, because the listing gives them no BHK count.
How should you compare prices fairly?
Compare on carpet area, using the total price for the exact unit. Two flats with the same label and similar prices can be very different in usable space.
- Get the carpet area. It is the usable floor area inside the walls of the unit, and it is the figure developers must quote under RERA. Read our note on carpet and super built-up area.
- Get the total price. Add the location, parking and other charges from a written cost sheet.
- Divide total price by carpet area. This gives you a real rate for that unit, which you can compare with any other.
- Add the taxes. The buying cost calculator adds GST, stamp duty and registration.
- Allow for time. Compare the filed completion dates. A unit you can use years sooner has a value of its own, whichever way your sum comes out.
Why do starting prices differ between projects?
Because the units, locations and project stages differ, and the starting price says little about any of them. A lower figure may mean a smaller unit, a lower floor or a location further from your daily route. So take the tables as a place to begin your questions.
The pages on flats under ₹1 Crore, flats from ₹1 Crore to ₹2 Crore and 3 BHK flats look at these options by budget and need. For other routes, see LDA apartments and resale property.
How do you get the current price of a unit?
Ask for the current price list and a cost sheet for one named unit. Lalit can get these from the developer. For a new unit, the price is the same whether you book direct or through an authorised channel partner, because the developer sets it. The project listings have details for each one.
Frequently asked questions
Is this an index of Lucknow property prices?
No. It lists only the published starting prices of projects on this site. It does not measure the wider market and should not be read as one.
Why are some prices shown as on request?
The developer has not published a starting price for that configuration in the material used here. We show it as on request and do not estimate a figure.
What is the average price per square foot in Lucknow?
This guide does not give one, because we have no reliable city-wide figure to quote. Work out a per-square-foot figure for each unit from its total price and its carpet area.
Do these prices include GST and stamp duty?
No. They are published starting prices. GST, stamp duty, registration and other charges are added on top, unless a developer's cost sheet states otherwise.
