IIM Road, Lucknow: an area guide for home buyers

Last updated 2 November 2026

IIM Road is a residential corridor in north Lucknow, off Sitapur Road, named after the IIM Lucknow campus at Prabandh Nagar. It is home to the Eldeco City township, and it suits buyers who work or have family in the north of the city. It is a long way from the airport, so frequent flyers should time that drive.

How far is IIM Road from the rest of Lucknow?

IIM Road is roughly 17 to 21 km from Charbagh station and 26 to 31 km from the airport. Those figures come from IIM Lucknow’s own pages, which differ from each other, and they are measured from the campus, so use them as a rough guide only.

That distance is the central fact about this area. If your work is in Aliganj or anywhere on the north side, IIM Road can feel close. If you fly every week, or work on the Sultanpur Road side, you will be crossing most of the city.

Has the Green Corridor made a difference?

Yes. The first phase of the Green Corridor gives this side of the city a second way in that does not rely on Sitapur Road. Built by the Lucknow Development Authority along the Gomti, it runs about 6.8 km from IIM Road to Hardinge Bridge, and has been reported open since January 2024.

The full plan is a 28 km corridor reaching Kisan Path, built in four phases. Later phases were at different stages at the time of writing, with work on the Pipraghat to Shaheed Path stretch reported in February 2026. Do not assume you can drive the whole river route yet. Check which sections are open on the day you decide.

Reports also describe bottlenecks on approach roads to the corridor, so try your actual route at peak time. A faster section helps less if the road leading to it is jammed.

Is a metro coming to IIM Road?

Not on any date you can rely on. The Red Line ends at Munshi Pulia, and a proposal to extend it north towards Jankipuram had no reported approval as of October 2026. An IIM to Rajajipuram corridor has also been proposed, with no current status we could confirm.

The new line that has been approved, Charbagh to Vasant Kunj, serves the old city and not this road. If a listing here mentions a coming metro, ask for the approval document.

What is Eldeco City?

Eldeco City is a township on IIM Road in the Mubarakpur postal area, 226013, with several residential and commercial projects by one developer. That gives you a known name and neighbours in similar homes, along with shops inside the township.

The trade-off is that one township can feel like its own small world, and its upkeep depends on how it is managed. Ask residents in the completed phases about water, power backup, security and maintenance. They will tell you what a sales office cannot. Lalit is an authorised Eldeco channel partner and can arrange visits to the projects below.

Who is IIM Road right for?

  • Good fit: families whose work and schools are in the north of the city, and buyers who want a calmer township address and accept a longer run to the airport.
  • Good fit: first-time buyers near ₹1 Cr. Both projects here have published starting prices near or under that level, before taxes and other costs.
  • Poor fit: frequent flyers, people who work along Shaheed Path, and anyone who needs a metro at the door.

Which projects can you visit here?

Lalit lists two live projects in Eldeco City, and they make a useful comparison.

  • Eldeco Latitude 27 offers 2, 3 and 4 BHK homes, with the 2 BHK + 2T + S from ₹98 Lakh and the 3 BHK + 3T from ₹1.11 Cr.
  • Eldeco Skywalk has a 2 BHK + study from ₹83.86 Lakh and a 3 BHK from ₹98.35 Lakh, and is built around its skywalk.

If three bedrooms is your firm requirement, the guide to 3 BHK flats on IIM Road goes further. To stay within budget, use the buying cost calculator before you visit.
