What is the legal position of Sushant Golf City?

The township is under a corporate insolvency process, confined by an appeal tribunal to Sushant Golf City and three Rajasthan projects. The position is changing, so treat the table below as a summary of published reports up to November 2026, not as legal advice.

The September decision is good news for those plot owners, but it has conditions. Release is reported to happen sector by sector, after development is finished and completion certificates are issued, with an earlier release available against a refundable security.

What should you check before paying for anything here?

Check the specific unit, not the township’s name. Do these in order, and stop if an answer is unclear.

1. Identify the sector and pocket from the documents. Conditions differ from pocket to pocket.
2. Search that project on up-rera.in. Confirm that it is registered, and that the registration has not been revoked.
3. Ask a property lawyer to read the title chain and to say whether the land or plot is mortgaged to LDA or affected by the insolvency.
4. Ask whether a completion certificate exists for that pocket.
5. If you are buying from a current owner, confirm that the seller holds a registered deed, and ask whether the society or authority will transfer services to you.
6. Ask your home loan bank whether it will lend on that pocket. A refusal tells you a lot.

What does the township already have?

It has a major hospital and a large mall, which is why people keep looking here despite the legal questions.

• Medanta lists its Lucknow address as Sector A, Pocket 1, Sushant Golf City, Amar Shaheed Path.
• Lulu Mall is listed on Amar Shaheed Path, in Sector B of the township.
• The golf course that gives the township its name has been part of a payment and power dispute before NCLT, so ask about its present state and do not pay extra for a golf view on trust.

Sultanpur Road also carries the HCL IT City campus at Chak Ganjaria and the Kalyan Singh Super Speciality Cancer Institute at C.G. City, and the Purvanchal Expressway begins from it at Chand Sarai. That makes this side of the city useful for health care staff, IT workers and people who travel east by road.

Who should consider this area, and who should not?

It is reasonable for a careful buyer with a lawyer and a clear pocket-level answer, and a poor choice for anyone who needs certainty quickly.

• Consider it if you need to be close to Medanta or Sultanpur Road, and can wait for clean paperwork.
• Avoid it if you are stretching your budget, since a delay could hurt you more than others.
• Avoid paying a token to hold a unit before the checks above are finished.
