How to apply for an LDA flat
Last updated 2 November 2026
To apply for an LDA flat, start from ldalucknow.in and pick the route: the FCFS portal for available apartments, or registration.ldalucknow.in for a lottery scheme that is open. You register online and pay the registration amount, and LDA then issues the allotment. Exact fields and amounts vary by scheme, so read that scheme’s terms first.
We checked the links and steps on 2 November 2026. We could not view the inside of the booking screens, so the steps below describe the process in general terms. Follow what the portal shows if it differs.
Which LDA portal should you use?
Use the one linked from the LDA home page, for the route you are applying under. Going through the home page helps you avoid lookalike sites.
| Route | Where | Use it for |
|---|---|---|
| First come first serve | FCFS portal | Apartments available now |
| Lottery | registration.ldalucknow.in | Schemes in an open registration window |
| E-auction | LDA e-auction page | Property sold by bidding |
One caution: LDA’s own site links to the FCFS portal above, but some press reports name registration.ldalucknow.in for FCFS bookings. If you cannot find your scheme on one, check the other, or call LDA.
What do you need before you start?
You need a chosen unit or scheme, your identity details, and the registration money ready to pay online. The portal sets the exact list, so read it first. In general, keep these to hand.
- Identity, address and PAN details, in the same spelling everywhere.
- A working mobile number and email address, as both are likely to be used for updates.
- Bank account details for any refund, in the applicant’s name.
- A certificate, if you are applying under a reserved category.
- Details of any joint applicant.
What are the steps to apply on FCFS?
The FCFS route is shorter than a lottery, because there is no wait for a draw.
- Browse the available units. Open the portal and look through the schemes and units shown as available. LDA says these update in real time.
- Inspect first, if you can. A flat chosen from a screen can disappoint. Visit the building before paying.
- Register on the portal with your details.
- Pay the registration amount online. Amar Ujala reported this in July 2026 as 5% of the estimated price for the general category and 2.5% for reserved categories. LDA treats a payment as successful only when the money actually reaches its account, so keep your confirmation.
- Get your allotment. LDA’s site says allotment letters can be downloaded from the citizen portal after login.
- Pay the balance by the schedule in your letter. Press reports describe an extra discount for paying in full within 45 to 90 days.
- Take possession and register. Possession may come through a hire-purchase agreement, reported as after 25% of the price for government employees and 35% for others. Budget for stamp duty and registration on top. See our stamp duty guide.
What are the steps for an LDA lottery?
A lottery has fixed dates. You register in the window, wait for the eligibility list and the draw, and pay the balance only if you are selected.
- Check the open schemes and dates on the LDA home page.
- Read that scheme’s brochure, including who is eligible.
- Register at registration.ldalucknow.in and pay the registration amount.
- Check the lottery eligibility list.
- Check the lottery result after the draw.
- If you are successful, log in for your allotment letter. If not, follow the refund route below.
How do you get a refund from LDA?
Request it through the Citizen Portal with your bank details. LDA’s Generalised Payment Policy says it verifies refund requests within 15 days, and that eligible registration amounts are paid to the applicant’s bank account within a month after the lottery process.
That policy also covers money taken in error, such as a failed or double payment. It does not spell out every FCFS case, so check what your scheme says about cancelling after allotment before you apply. Cancellation can have a cost.
Can you get a loan for the LDA registration amount?
Possibly. Amar Ujala reported in July 2026 that LDA signed an arrangement with Punjab National Bank to finance the registration amount for plots, shops and flats. If there is no allotment, LDA would return the amount to the bank. Ask the bank about the current terms. A home loan for the balance is a separate step, after allotment.
How do you avoid fraud on an LDA application?
Pay only on the official portal, in the applicant’s name. No one can fast-track a first-come-first-serve booking or influence a lottery for a fee.
- Reach the portal from ldalucknow.in, not from a link in a message.
- Never pay cash, or pay into a person’s account, for an LDA flat.
- Keep your login and OTP to yourself, even from someone helping you.
- For help, call the LDA helpline on 1800 1800 5000, or visit the Apartment Section on the first floor of the Old Building, Pradhikaran Bhawan, Vipin Khand, Gomti Nagar.
Lalit is empanelled with LDA for its plots and FCFS apartment scheme and can sit with you through the process. Read the full FCFS guide first, then decide whether FCFS or a lottery suits you better.
Frequently asked questions
Can I apply for an LDA flat online?
Yes. FCFS apartments are booked through the FCFS portal linked from ldalucknow.in, and lottery schemes through registration.ldalucknow.in when a window is open.
How long does an LDA refund take?
LDA's Generalised Payment Policy says it verifies refund requests within 15 days, and pays eligible registration refunds within a month after the lottery process. Request it through the Citizen Portal.
Can an NRI apply for an LDA flat?
We could not confirm this for current schemes. Check the eligibility terms of the scheme on the LDA site and ask LDA before paying. RBI's general rules on buying property are on our NRI guide.
Does Lalit charge for help with an LDA application?
Ask Lalit before you start, so that any fee is clear in advance. Whatever the arrangement, your payment for the flat goes to LDA and not to any agent.
