Commercial property in Lucknow: how to evaluate a shop or retail unit
Last updated 2 November 2026
A shop or retail unit in Lucknow is worth buying only if a real business would pay to trade from that exact spot. Judge it on footfall at the unit’s door, the tenant it would attract, the carpet area and the full tax cost. Commercial property can sit empty for long periods, so plan to carry the cost with no rent coming in.
This is general information and not investment, legal or tax advice. It makes no claim about the return on any property.
What makes a shop worth buying?
A shop is worth buying when a tenant’s business would work there without you having to explain why. The test is the unit, not the building. In one mall, a ground-floor unit by the entrance and a top-floor unit at the end of a corridor are two different investments.
- Footfall at the door. Stand outside the unit, or the closest completed equivalent, on a weekday and at the weekend. Count people who pass, not people in the complex.
- Floor and frontage. Ground-floor units with a wide front are the easiest to let. Upper floors depend on a strong anchor pulling people up.
- Access. Look at parking, the entrance from the main road and how goods reach the shop.
- Who else is there. A nearby mix of operating shops is evidence. A list of intended brands in a brochure is not.
How do you check rental demand for a retail unit?
Check it by talking to the people who would actually rent it. Ask the shopkeepers around the site what they pay, how long units stay empty and which trades have left. Local leasing brokers will tell you what tenants are asking for.
Then name a tenant. Write down the type of business you think would take this unit, and work out whether the rent you hope for is sensible against what that business earns. If you cannot name a likely tenant, you are buying a hope and not an income.
Our guide on what to check before counting on rental income has the arithmetic, including the costs that reduce the headline rent.
How is the area of a commercial unit measured?
Ask for the carpet area in writing. Sale prices in commercial projects are often quoted on a much larger area that includes a share of corridors and common space, so the same headline rate can mean very different usable sizes.
Divide your total price by the carpet area to get a real rate, and compare units on that. The note on carpet and super built-up area explains the terms. Also ask how the tenant will be charged, since rent and maintenance are often worked out on the larger area too.
What taxes and charges apply to a commercial purchase?
Budget for more than a home buyer pays. GST on an under-construction commercial unit is higher than on a home, and reports since the September 2025 GST changes put it at 18%. Have the developer show the GST rate and amount on the cost sheet, and ask your CA whether you can claim input credit.
- Stamp duty and registration, which you can estimate with the same percentages as a home, then confirm for a shop.
- Maintenance, common area charges and property tax, which you may pay while the unit is empty.
- GST on the rent, if you must register for GST. This depends on your total rental income and who the tenant is, so ask your CA.
- TDS, which business tenants may deduct from the rent before paying you.
What are the main risks of retail property?
The main risks are long vacancy, a project that fails to fill up, and an exit that takes a long time. Each of these can hurt more than a slow rise in price.
- Vacancy. A shop produces nothing between tenants, and the holding costs carry on.
- A mall that does not take off. When only some units open, footfall stays thin and the units that are open struggle. You own one unit and cannot fix this alone.
- Tenant failure. Small retail tenants can close or stop paying. Eviction is slow, so a security deposit and a clear lock-in matter.
- Delay. The rent you have planned on does not start until the project is complete and let.
- Resale. The pool of buyers for a single shop is smaller than for a home, and buyers will ask to see a tenant and a rent history.
- Offers tied to rent. A brochure promise of lease rental or a return until possession is only a contract term. Our note on how “assured” rent structures work applies to shops as well.
What should you check before paying a booking amount?
Check the same legal basics as for a home, then the points specific to a shop. Commercial projects that meet the size limits must also be registered with UP RERA.
- Look up the project and phase on up-rera.in. See how to check a RERA number.
- Confirm the exact unit, floor and carpet area in the agreement.
- Ask whether your trade or your tenant’s trade has any restriction under the project rules.
- Find out who runs the building, what they charge, and for what term.
- Read any lease or rental clause with your own lawyer, including what ends it.

Frequently asked questions
Is commercial property in Lucknow a safe investment?
No property is free of risk, and commercial units can stay empty for long periods. Whether one suits you depends on the exact unit, its likely tenant and whether you can carry the costs with no rent coming in.
Can an NRI buy a shop in Lucknow?
Under the RBI's rules, an NRI or OCI may buy property in India other than agricultural land, a farmhouse or plantation property, and that includes commercial property. Payment must come through banking channels. Confirm the details with your bank.
Is GST payable on a completed shop?
GST generally applies to under-construction units, and not to a completed unit sold after the completion or occupancy certificate. Stamp duty and registration still apply. Confirm the position for your purchase with your CA.
Do retail projects need UP RERA registration?
The RERA Act covers commercial as well as residential projects, once they meet the size limits. Ask for the RERA number and check it on up-rera.in before you pay anything.
